Building pad cost depends primarily on how much earth has to move and how far — the pad size alone doesn't tell the whole story.
The main cost drivers
How much cut and fill the site requires is the biggest factor. A property that's already close to the target elevation needs far less work than one requiring a significant cut or a large volume of imported fill. If fill dirt needs to be trucked in from off-site, that adds cost beyond using material already on the property.
Compaction requirements matter too, especially if you have engineered plans specifying compaction standards — meeting a spec takes more time and testing than an informal fill job.
